Planning, Zoning and Code Enforcement

 

     The Planning and Zoning Department is responsible for two main areas, construction codes /
building permits zoning and town planning.
 
 
 
Construction Codes / Building Permits / Zoning - Prior to beginning construction on new
buildings, additions, renovations (involving structural changes), or demolition, town residents
must first obtain an approved building permit. Town staff verifies that the permit application
complies with the building code and zoning requirements, including setbacks, before the permit
is approved. Town staff also verifies that uses of properties comply with zoning requirements and
answers inquiries about the zoning ordinance. The Dorchester County Planning and Zoning Office
issue electrical and plumbing permits. The town Planning and Zoning staff act as the admini-
strative personnel for the Hurlock Board of Appeals, which considers appeals on both the Hurlock
Zoning Ordinance and the Hurlock Subdivision Regulations.
 
 
 
Town Planning Activities - The Planning and Zoning Department processes applications for
subdivisions (creation of new lots for development) so that they can be forwarded to the Hurlock
Planning Commission for final approval. Town staff also process site plans, which are required to
be approved by the Mayor and Council for certain development projects, prior to construction.
The Department is reviewing the Hurlock Comprehensive Plan and advising the Planning Comm-
ision on its implementation.
 
 
 
Other Duties - The Planning and Zoning Department is assigned other duties by the Mayor and
Council. These include, but are not limited to, assisting other Departments, answering inquiries
on the Hurlock Industrial Park, preparing the Enterprise Zone application, and collecting
information.
